EXPLANATION

不動産投資家向けの勉強会用に、不動産投資検討ツールを開発しました。私たちは、収益性を評価するための建築ボリュームチェックツールを担当し、建築基準法や地域の条例に基づいた技術的な整理を行い、ITエンジニアに情報提供とアドバイスを行いました。特に、日陰計算のシステム化には苦労しましたが、ライブでプログラミングを行いながら進めたこのプロジェクトは、とても楽しいものでした。

また、別のプロジェクトでは、フィジビリティスタディを専門とする知人の会社と業務提携し、イレギュラーな建築タイプのボリュームチェックの補助を提供し、本プロジェクトでは条例のリサーチに協力をいただきました。さらに、知人の不動産会社の依頼で、新宿のオフィスビル計画のフィジビリティスタディも行いました。これらの経験を通じて、不動産業界との連携を深め、専門知識を広げる努力を続けています

In Japan, there are some problems with real estate and construction. In other countries, people often buy used homes, but in Japan, people prefer new homes. This makes new homes more common in the market. Also, Japan has a rule called “statutory useful life” which means buildings are often torn down and rebuilt. For example, wooden houses are considered old after 22 years, and their value drops a lot after 20 years. So, it is often better to tear down old buildings and build new ones to make more money.

Tokyo’s land prices are cheaper compared to other big cities, so investors find it attractive. However, the real estate market is affected by fewer babies being born and more old people. In rural areas, there are more empty houses and land prices might drop. For condominiums, the cost of repairs and aging residents can make it hard to maintain the buildings. Even in cities, many high-rise condos are built just for registration purposes, which can lead to empty living spaces and ghost towns. The imbalance between supply and demand causes unnecessary construction, and not using existing buildings well can also lead to ghost towns.

These problems are made worse by the real estate game driven solely by market principles. The pursuit of short-term profits has led to a lack of long-term perspective on the effective utilization of stock.

I still have a lot to learn about real estate, but architects are starting to care about social issues. I hope the real estate and construction industries can work together to do responsible work for future generations. In developing this real estate investment tool, we made it so people without knowledge of building rules can evaluate real estate. This trend of making expert knowledge available to everyone is growing. I believe this trend cannot be stopped. Living in this era, I feel it is our responsibility to manage this trend for future generations.
